The city is expected to conduct a site tour Tuesday for a project expected to add about 300 market-rate apartments near Golden Valley High School and lead to an extension of Via Princessa, according to an agenda posted Friday.
A parcel map for the project shows a 146-acre parcel south of the Santa Clarita Sports Complex and north of Golden Valley High School, where the apartments would go into four-story buildings next to about 34.5 acres of commercial space.
The project was previously discussed by city officials during a Feb. 10 Development Committee meeting at City Hall. The applicants are listed on city records as SC Landco Parent LLC, Intertex and Glenn Adamick, a development partner of JSB Development.
The plans call for about 10 million cubic yards of grading, mostly for the Via Princessa extension, according to officials. There also would be two internal private streets and two traffic signals within the project, which would have access points from Golden Valley Road and the Via Princessa extension.
“Planning Area 1 will be comprised of five, four-story apartment buildings, while Planning Area 2 will consist of nonresidential spaces within four separate buildings ranging in size from 211,000 square feet to 426,000 square feet,” according to the project summary. “Access to the project site would be provided from the new Via Princessa extension, with a secondary roadway connection, to be installed from the new Via Princessa to Robert C. Lee Parkway, via B Street and B Drive. The connector streets are to provide alternative access for homeowners near Golden Valley High School.”
The plans were first submitted to the city in 2017, according to city officials.
That was not long after the city created a draft of the Via Princessa East Extension Project in August 2012, which states the Santa Clarita General Plan designates Via Princessa as a major highway from Wiley Canyon Road to Lost Canyon Road.
“Two sections of this roadway have been built including a western portion, from Wiley Canyon Road to Clairbourne Lane, and an eastern portion from Sheldon Avenue to Marsha McLean Parkway,” according to the city plan. “The General Plan also identifies a gap closure segment between the two existing sections of Via Princessa.”
The Via Princessa extension includes the gap closure of Via Princessa between Sheldon Avenue and Golden Valley Road. The Via Princessa extension is a separate project being reviewed separately, but concurrently with the project, according to city officials.
The site tour is scheduled to start at 3:30 p.m. Tuesday includes two viewing points for the project area. It’s expected to take approximately 60 minutes to allow the Planning Commission to view the area. Stop No. 1 is at The Centre on Centre Pointe Parkway, just north of the project, and Stop No. 2 will be at Golden Valley High School on Robert C. Lee Parkway, just south of it.
