Senior homes proposed for Tourney Road

A Los Angeles-based developer is looking to put 100 market-rate assisted-living units for seniors on Tourney Road, across the street from the Kaiser Permanente medical offices and nestled alongside Valencia Country Club. 

“The Ivy at Santa Clarita is a thoughtfully designed, three-story assisted living and memory care community consisting of 100 units (107 beds),” according to a plan submitted to the city of Santa Clarita near the end of January. “Spanning approximately 103,000 square feet, the project is intended to serve the growing senior population in the city of Santa Clarita with high-quality care, tailored programming, and an inviting, residential environment.” 

The project application considers the housing on a 3.14-acre lot consisting of three parcels. The lots sit east of Interstate 5 on the west side of Tourney Road. 

Calls to numbers found online for the current property owners, Alex and Brian Ghassemieh, were not immediately returned Monday.  

The Signal became aware of the project through a check of public records with the city’s Planning Division. 

The project was submitted as one allowed under the guidelines of Senate Bill 330, which also qualifies the plans for several exemptions as senior housing: It might request waivers for the 35-foot height limit; setbacks, or “minor adjustments to reduce building or wall setbacks where necessary”; and parking, with no specifics given at this time. 

Applicants for housing developments that are residential units, a mix of commercial and residential that are at least two-thirds residential, and transitional or supportive housing projects, under SB 330, can apply for certain exemptions from local housing regulations, including up to a 20% density bonus for residential units.  

The address listed for the project, 27200 Tourney Road, currently hosts a building that operates as Evolved Spaces, a place where professionals can rent temporary office space.  

“Evolved Spaces offers flexible and innovative workspace solutions designed to fit your unique needs,” according to the business’ website, “from private offices to coworking environments.” 

A call to Evolved Spaces on Monday, which was a legal federal holiday for George Washington’s birthday, was not immediately returned. 

The Signal reported in March on a relative shortage of homes for residents in need of assistance care, after the abrupt closure of Santa Clarita Senior Hills Living on Lyons Avenue, which had 122 beds. 

Several residents contacted The Signal over concerns they would have to move a family member out of the Santa Clarita Valley due to a shortage of available units.  

However, after many moved their loved ones to other Pacifica Senior Living facilities, it appears that location is reopening with a new name for the management company, and at least two other places are in various stages of the city’s planning process.  

The former Santa Clarita Hills Senior Living with 122 beds at 24305 Lyons Ave. closed down abruptly after its management company suffered multimillion-dollar liabilities in multiple lawsuits earlier this year, according to court records.  

Plans submitted to Santa Clarita City Hall last year indicated that location could ultimately open again with new management.  

In July, Griffin Living extended an entitlement application from 2022 for a Copper Hill Senior Living Center, near Copper Hill Drive and Camino Del Arte, in Valencia.  

Griffin announced a $3 million loan for the acquisition of a development site in Santa Clarita in April 2023. The company has plans for a 104-unit senior living facility, according to the release. Hankey Capital provided the financing.  

The statement says the 109,077-square-foot building is set to incorporate 75 assisted living apartments and 29 memory care units.
