Question: Robert, I fear we have a very big issue. We live in Valencia with the rear of our home on a hill. We have a single-story home with a guest room that we rarely go into, and we have older tile floors throughout the house, bedrooms included. I entered the spare room yesterday and discovered a huge crack in the floor tile.  

When I say huge, it is at least 1 inch of separation. First, who do I call? What do I do and how does this happen? I’m hoping you can get back to me quickly, I need to know where to begin. Thank you kindly.

Answer: Lance, what has likely happened is that the ground has become so saturated with the abundance of rain, that it has lost compaction and given way under your foundation. When that happens, the foundation settles further in that area, causing a crack like what you’re seeing.  

First thing to do is to call your insurance carrier and get them out immediately. You need to know that your home is sound for occupancy, especially being on a hill. They will likely get out to you same day, once you make clear the potential gravity of the situation. They will guide you on next steps, but this is not something to put off. We are getting a break in the rain now; this will help start to dry things out. Best of luck.
