Construction has commenced for a two-story medical office building at Orchard Medical Center in Valencia, CBRE officials announced Monday.

This 41,244-square-foot building, located at 25425 Orchard Village Road, will be divisible into approximately 5,000-square-foot suites for sale or lease, according to a CBRE news release. 

“Valencia is a fantastic location for such a state-of-the-art medical space,” Craig Peters, leasing agent for the project with CBRE, said in a statement. ”With the expansion of Henry Mayo Newhall Hospital just being completed, the timing is great to be delivering a new building just down the street. Plus, the ability to purchase medical office suites in today’s very low-interest-rate environment is compelling.”

The 2.76-acre property is located less than half a mile from Henry Mayo Newhall Hospital, and is also expected to include five cars per 1,000 square feet of parking.

The project, which began construction in early September, is expected to be completed in March 2020, according to CBRE.
