The city Planning Commission has approved the Village at Wiley Canyon, a development that includes new housing, senior living, memory care and commercial space, but several critical concerns remain unresolved. These include future Wiley Canyon Road realignment, fire response times to neighborhoods above Wiley and Calgrove Boulevard and environmental protection, particularly regarding the creek. 

Future traffic and road capacity concerns: The project plans three roundabouts on the currently two-lane Wiley Canyon Road, with potential widening to four lanes east of the creek when traffic demands increase. However, detailed designs and structural solutions have not been disclosed, raising questions about feasibility. 

Creek preservation issues: The future of the creek is uncertain, lacking a permanent protection plan. Without it, there is a risk of altering or piping the creek to accommodate road expansions, which could harm local habitat and neighborhood character.  

Emergency access and fire hazard risks: The development includes a primary entrance and a gated emergency exit through residential areas in a severe high fire hazard zone. Existing emergency response times already exceed Fire Department  standards in some neighborhoods, and no new fire station is planned despite additional developments. 

Need for transparency and planning: Calls have been made for the city to release future detailed roadway plans, secure permanent creek protections and provide evacuation modeling that considers freeway congestion. 

Not a NIMBY — just want clear plans revealed.
